Hiring the Right Contractor for Your Construction Job

Whether you are a client preparing for a construction or remodel project or a general contractor looking to build the best team for an upcoming job, hiring the right team is key to making sure the work is done well. Understanding what roles different types of contractors play is the first step in hiring a team for your project, then it boils down to choosing the best candidate for executing each responsibility.

The Main Types of Construction Contractors

General contractors are responsible for the overall management of a construction project. A general contractor is hired by the client to oversee the project from start to finish. GCs are responsible for hiring subcontractors, managing the budget, and ensuring that the project is completed in a timely and satisfactory manner.

Subcontractors are hired by general contractors to perform specific tasks on a construction project. Subcontractors are typically experts in their respective trades and are hired for their specialized skills.

Independent Contractors are similar to subcontractors but are self-employed individuals (or small businesses) who work on a project-by-project basis. They are typically hired directly by the client and not a general contractor and are responsible for managing their own schedules and budgets.

If you are a client looking to address one or two manageable issues like roofing or plumbing, an independent contractor might be the best fit for you. If you have a larger project like a remodel or new construction in the works, opt for a general contractor.

If you are a general contractor, you know that the success of your job hinges on the right team of subcontractors. No matter how efficient of a manager you are on a project, it will not meet your client's expectations if you don't have the right people executing the work. Research and hire subcontractors with good client reviews and the specific skills you need.

Things to Consider When Hiring Your Contractor(s)

  • Make sure that any contractors you hire have the proper licenses and insurance. This will protect you in case of any accidents or issues that may arise during the project.

  • Get bids from multiple contractors to ensure you are getting a fair price for the work. Be sure to compare the bids carefully to understand exactly what is included in each one. Remember that the quality of work is not always reflected in the cost.

  • Make sure you establish and maintain clear communication with your contractor(s). Discuss expectations and timelines upfront to avoid any misunderstandings, and check in regularly for status updates to maintain accountability.

  • Ask for references from previous clients and follow up on them. This will give you a better idea of the contractor's work ethic and overall quality of work.
